Arboreal Management is hiring a Director of Operations to help lead our next chapter of technology-enabled growth in the affordable housing and property management industry.
Property management, despite touching almost every renter in the United States, remains an antiquated industry that often fails both residents and property owners. We believe it can be better.

Role Overview
The Director of Operations is responsible for building and maintaining the operational systems that allow Arboreal to operate efficiently, consistently, and at scale.
Working closely with the Vice President of Operations and CEO, this role will focus on:
Process design
SOP development
Performance metrics
Cross-team operational execution
The Director will lead a local operations team and our offshore support organization (Tagumpay), a total of 15-20 people and growing.
This role is ideal for an experienced operator who enjoys bringing order to complexity and building disciplined, scalable operating systems.
Key Responsibilities
Operational Leadership
The Director of Operations will help lead the company’s continued move toward process excellence and operational discipline.
This role will manage a small internal team and work closely with property management leadership across the organization.
Operational Systems & Process Management
Design, document, and maintain Standard Operating Procedures (SOPs) across leasing, maintenance coordination, resident services, accounting workflows, and compliance
Identify operational bottlenecks and implement improvements across teams
Ensure consistent execution of company policies and procedures across the organization
Maintain operational documentation and ensure teams follow established processes
Performance Metrics & Reporting
Develop and maintain operational dashboards, KPIs, and OKRs
Monitor service-level performance across teams
Escalate operational issues when metrics fall outside expected thresholds
Lead regular operational review meetings to drive accountability and continuous improvement
Offshore Operations Leadership (Tagumpay)
Oversee Arboreal’s offshore operations team, which supports leasing coordination, resident support, and back-office processes
Establish clear performance standards, staffing plans, and productivity metrics
Ensure strong coordination between offshore teams and on-site property staff
Continuously improve efficiency and quality across distributed teams
Cross-Functional Coordination
Work closely with property management leadership to ensure operational systems support field teams
Coordinate with accounting, compliance, and technology teams to maintain smooth operational workflows
Support the Vice President of Operations in scaling systems as the company continues to grow
This role is best suited for someone who takes pride in building systems that make organizations run smoothly — and who is not satisfied until the process works reliably every time.
Qualifications
8+ years of experience in operations, service delivery, or process-driven management roles
Demonstrated experience building or managing SOP-driven organizations
Strong analytical skills and comfort working with metrics, dashboards, and operational reporting
Experience managing teams and driving accountability across multiple functions
Excellent communication and leadership skills
The ideal candidate enjoys turning messy operations into disciplined systems and takes pride in making organizations run smoothly and predictably. This leader embraces technology and sees the potential for growth and improvement in everything.
Preferred (but not required)
Experience managing offshore or distributed teams
Background in healthcare operations, retail, hospitality, BPO, logistics, or property management
Experience leading teams in operational environments and driving accountability to defined processes and performance metrics
MBA or equivalent operational leadership experience
Property management experience is not required.
We are primarily seeking a strong operations leader who excels at building systems, enforcing standards, and driving execution.
Compensation
Salary: $125,000 – $150,000 depending on experience
